Service Description

A loan modification package changes the terms of an existing mortgage or loan agreement and may include modification agreements, affidavits, disclosures, acknowledgments, and other lender-required documents. This appointment provides professional signing support for borrowers completing a prepared loan modification package provided by a lender, mortgage servicer, attorney, title company, or other authorized party. Includes: Mobile service within the first 10 miles One prepared loan modification package Professional identity verification Guided completion of required signatures, dates, and initials Notarization of eligible documents Review for missed signatures or incomplete signing fields Notary journal entry Up to 45 minutes of appointment time Appointments are completed according to the instructions provided with the package. Please have all required signers present with valid identification and provide the signing address, parking details, onsite contact, and document-return instructions before the appointment. A valid, unexpired government-issued photo ID is required. Signers must be willing to sign, able to communicate directly with the notary, and prepared to contact their lender or mortgage servicer with questions about payments, interest rates, loan terms, fees, or document content. The Notary Atelier Co. does not prepare loan documents, explain or interpret modification terms, negotiate with the lender, provide legal or financial advice, or advise a signer whether to proceed. Additional fees may apply for travel beyond the first 10 miles, printing, scanbacks, shipping, courier service, additional document packages, extended appointment time, parking, tolls, or special access requirements. Payment is due in full at booking to secure your appointment. Late cancellations, no-shows, or appointments that cannot be completed due to missing documents, unavailable signers, identification issues, incomplete instructions, unresolved lender questions, or signer unwillingness may still be subject to the full service fee.
