A quitclaim deed is an important real estate document used to transfer an interest in property. Because it affects ownership, the signing should be handled carefully, accurately, and with proper identity verification. This appointment provides mobile notary support for individuals signing a prepared quitclaim deed. The document must be completed before the appointment by the client, an attorney, title company, document preparer, or other appropriate professional. Includes: Mobile service to the scheduled location Mobile service within the first 10 miles One prepared quitclaim deed package Professional identity verification Signer awareness and willingness confirmation Proper notarial certificate completion Notary journal entry Up to 30 minutes of appointment time Appointments are structured to be organized, efficient, and handled with care. Please have the completed deed, valid identification, and all required parties present at the scheduled appointment time. Appointments begin at the scheduled time. Please provide the complete signing address, parking instructions, and an onsite contact before the appointment. A valid, unexpired government-issued photo ID is required. The deed must be completed before the appointment with no blanks affecting the notarization. Each signer must be present, willing to sign, aware of the document being signed, and able to communicate directly with the notary. The Notary Atelier Co. does not prepare or draft quitclaim deeds, complete property information, determine how ownership should be transferred or titled, explain the legal effect of the deed, or provide legal advice. Questions about title, ownership, taxes, recording, or document preparation should be directed to an attorney, title professional, document preparer, or county recorder. County recording, filing fees, legal review, title research, and document delivery are not included unless separately arranged. Additional fees may apply for travel beyond the first 10 miles, printing, scanbacks, shipping, courier service, additional document packages, extended appointment time, parking, tolls, or special access requirements. Payment is due at booking to secure your appointment. Late cancellations, no-shows, or appointments that cannot be completed due to missing documents, unavailable parties, incomplete forms, identification issues, unresolved document questions, or signer awareness concerns may still be subject to the full service fee.
